In short

How do you enclose a patio?

Quick answer. A patio is usually walled in, so enclosing it is mostly about the roof. A retractable roof or bioclimatic pergola lets light and air in and closes for rain, while a fixed glass roof gives permanent cover. An open side takes glass curtains. Covering a light well needs the owners’ community to agree and must keep homes ventilated.

Which roof does your patio need?

What should you check before covering a patio or light well?

A covered patio changes the light and airflow of every room that opens onto it, and in an apartment building it affects the neighbours too.

  • The owners’ community: a light well (patio de luces) is usually a common area, and covering it needs a vote at the owners’ meeting.
  • Ventilation from kitchens, bathrooms and flues that open onto the patio: none of it may be blocked.
  • Rainwater drainage: the roof needs its own outlet.
  • The town hall: what each town hall requires to cover a patio.

FAQ

Questions about patio enclosures

Can a light well be covered?

It can, but a light well is usually a common area of the building, so the owners’ community has to agree. The homes that open onto it must also keep their ventilation.

What will the owners’ community say?

It depends on the community rules and on whether the patio is private or shared. It is best to take the project to the owners’ meeting before installation. What documents LUNEKS prepares for the community

Will a covered patio get dark?

Not necessarily. A glass roof or a retractable roof keeps the daylight, and the louvres of a bioclimatic pergola can be angled to let the sun through.

Will it get hot under the roof in summer?

Heat can build up under a closed roof. That is why patios usually get roofs that open or pergolas with louvres, which let the hot air escape.

How much does it cost to cover a patio?

It depends on the area, the type of roof and whether any side needs closing. We do not publish prices: the quote is prepared after the site visit.
